Asking yourself 'why is my house not selling?'

Although this video has been recorded for our current customers, no doubt about it I’ll be uploading it to social media too.

The idea of this video is to answer a few questions with the main one, ‘Why is my house not selling?’.

What’s more, this video is in support of all estate agents, as long as they are looking after their clients.

Touting is commonplace in estate agency, but it can be at the cost of freedom to the not so aware homeowners hoping to sell.

Many of you may have experienced the letter or flyer through the door stating ‘maybe it’s the marketing’ … ‘switch today for free’ … ‘use a high street agent’.

Mostly statements to make you think you may have chosen wrong, first time.

Well… if you’re being given maximum exposure, and if you have a dedicated someone looking at stats and the performance of your property regularly, then you haven’t necessarily chosen wrong.

People become emotionally attached to property prior to making an offer.

It could be a case of ‘oh Steve, I’ve always wanted to live on this street’, or ‘oooh Gladys look at the mature geraniums in this idyllic front garden’.

It can be the street, the house, the neighbourhood.

It can be price… and no doubt, that will definitely come into it soon or later.

Sometimes a property doesn’t sell quickly; it could be that your property is experiencing an unfortunate lack of desire at that moment in time, it could be the housing market, interest rates… it could be the price (be sure to listen to the valuer, they know a thing or two you know).

Stick with it, but be willing to help the situation once the marketing of your property has been exhausted.

If your estate agent can prove that your property is receiving the same amount of exposure as all their other properties.

If it is always being manipulated online for it to perform better on Rightmove, Zoopla and OnTheMarket.

Don’t panic…

Your property’s time will come.

This happens.

And guess what?

It’s not always the price!

It’s not always about reducing.

It’s about timing.

And sometimes, other people’s house sell a lot faster.

Just bide your time.
