Tenant Fees Disclosure

This page sets out the fees that may be charged to tenants by Davis Properties Yorkshire Ltd t/a DPSH The Estate Agent in accordance with the Tenant Fees Act 2019.

Most tenant fees are prohibited. However, the following payments may be permitted in certain circumstances.


Permitted Payments

1. Rent

The rent payable for the property as agreed in the tenancy agreement.

Rent will be clearly stated in the property listing and tenancy agreement.


2. Tenancy Deposit

A tenancy deposit may be required before the tenancy begins.

The maximum deposit allowed is:

  • 5 weeks’ rent where annual rent is less than £50,000

  • 6 weeks’ rent where annual rent is £50,000 or more

Deposits will be protected in a government-approved tenancy deposit scheme such as:

  • Deposit Protection Service

  • MyDeposits

  • Tenancy Deposit Scheme


3. Holding Deposit

A holding deposit may be required to reserve a property.

The maximum holding deposit permitted is:

One week’s rent

This may be retained in certain circumstances, for example if the applicant:

  • provides false or misleading information

  • fails a right to rent check

  • withdraws from the tenancy

  • fails to take reasonable steps to enter into the tenancy agreement


4. Default Fees

Late Payment of Rent

If rent is more than 14 days overdue, interest may be charged at:

3% above the Bank of England base rate

The base rate is set by the Bank of England.


Lost Key or Security Device

Tenants may be charged the reasonable cost of replacing keys or security devices.

If a locksmith is required, tenants may also be responsible for the reasonable cost of the locksmith.

Evidence of the cost will be provided upon request.


5. Changes to the Tenancy Agreement

If a tenant requests a change to the tenancy agreement (such as adding or removing a tenant), a fee may be charged.

Maximum charge: £50 (including VAT) or the reasonable cost incurred if higher.


6. Early Termination of Tenancy

If the tenant wishes to end the tenancy early, they may be liable for the landlord’s costs associated with re-letting the property.

These costs will not exceed the financial loss suffered by the landlord.

Redress Scheme

Davis Properties Yorkshire Ltd t/a DPSH The Estate Agent is a member of an *approved redress scheme.

This allows tenants and landlords to escalate complaints if they are not satisfied with our response.
